Qualia will be the main system used to communicate with you throughout the Transaction. You can find Qualia in your App store. You can download the app on your Android or Apple device. This is pretty convenient because you will get a notification from the App when a new email or task has arrived for you to complete.
You will first receive a request to confirm your closing information through Qualia. We do ask you to please complete this request as soon as possible.
To Ensure you a flawless experience, we provide you with this secure website where you will be able to:
1. Get updates on the status of your closing.
2. Send secure messages to us or your agent. For example, if you send us, escrow, a message, only we can see it. Your agent will not have access to what you have sent us, or vice versa, if you send your agent an email we won’t see it.
3. Securely share and store closing documents.
4. Securely provide critical closing information.
Qualia is used to secure your information but it also gives you the ability to have full access at all times (i mean truly 24/7). We understand that at times thoughts, questions or concerns can occur after our business hours or at odd times of the day. So, please feel comfortable and quickly open your app and share with us your thoughts, questions or concerns. We will promptly answer them. I also want to point out that Qualia gives you the ability to have access to all the documents at any time of day, or even months after your transaction has closed, all as long as you remember your password.
Now, let’s say you forgot your password, just know that you will have the ability to reset it.
Ready?!! Here we go! Shortly you will be receiving your first email. This email will contain Real Estate Withholding form 593. As required by California Franchise Tax Board, or ftb, you must complete and return the 593 form to escrow prior to the close of your escrow on all Real Estate Sale Transactions. Failure to return the 593 may result in a delay in closing for your transaction. Escrow assumes no responsibility for any matter pertaining to such delay.
The 593 document carries certain tax liabilities and exemptions. If you are unsure on how to complete the 593 or have any questions related to completing the 593, You must seek the advice of a Qualified Tax Professional, such as a cpa, Tax Attorney, Enrolled Agent, etc. The Escrow Agent, Notary nor Listing Agent or Broker are Tax Professionals and therefore cannot give you any tax advice or instructions in completing the 593.
